World’s Oldest Social Housing Project: Fuggerei

Germany’s Fuggerei is a 500-year-old social housing project in Augsburg, Bavaria. Founded in 1521 by the wealthy merchant Jakob Fugger, the Fuggerei is the world’s oldest social housing complex still in use.

The complex consists of housing units arranged in small, well-maintained buildings around a central courtyard, offering a communal living experience. The buildings have remained largely unchanged since the 16th century, with some modern upgrades to maintain safety and livability.

This unique community has upheld its tradition of charging residents just 88 cents annually (equivalent to one Rhenish guilder) since its inception. To qualify, applicants must have lived in Augsburg for at least two years, be of the Catholic faith, and be in financial need without debt. Residents also commit to praying three times daily for the souls of the Fugger family.

Today, the Fuggerei remains a living testament to philanthropy, continuing its role as a social housing project while preserving its rich historical legacy.
